Cool Apps: Measure Your Online Klout

If you’re using Twitter for your real estate business you’re probably constantly wondering whether what you are doing is working. Slow it down even more – how do you even figure out whether your efforts are working?
 
The end goal of course is always to build business. Twitter is great at helping agents cultivate those relationships and reputation that help to do that. But measuring your success on this platform is more than just counting followers. It’s about social influence.
 
Enter Klout – a tool that helps you measure social influence on Twitter. And what does social influence have to do with selling real estate? It all comes back to that ever-so-delicate online reputation. You need to build it. You need to maintain it.
 
Klout gives you insight as to what your influence is within your Twitter network. You may only have 50 followers, but be considered an influencer or thought leader because of the way they interact with you and your content online.
 
Klout collects data about the content you create, how people interact with that content and the size and composition of their networks. This data helps you to see the impact of your updates, links and recommendations across your network.
 
Get retweeted a lot? Klout considers that and feeds back influence measurement using that statistic. Or maybe you’re always adding links to your blog posts on Twitter but no one is clicking on them. Klout would consider that as well.
 
The service creates a Klout Score for users that can range from 0 to 100 with higher scores representing a wider and stronger sphere of influence. Klout uses more than 25 variables to measure three areas it sees as important in calculating influence: True Reach, Amplification Probability and Network Score. True Reach tells you just that – it looks at your engaged followers versus spam bots and dead accounts. Amplification Probability is the likelihood that messages will generate retweets or spark a conversation. Network Score measures the influence of your followers.
 
You can get your basic Klout score just by entering your Twitter handle at Klout.com.
 
Once you get a Klout score, you can see what kind of network you have – engaged or not engaged and whether you need to make adjustments like remove some of the spam bot accounts that are following you, or change the way you share articles and other links.
 
There’s really no point in continuing to spend time on Twitter if you have no idea whether you’re heading in the right direction, building your reputation and increasing your sphere of influence. Give Klout a try and see where you stand.


Cool Apps: Stop What You’re Doing … And Get RAPPORTIVE

There are countless plugins for web browsers these days; frankly, most of them aren’t all that exciting. Every now and then, though, one displays awesomeness that really raises eyebrows.

That, my friends, is what we’ve found with RAPPORTIVE.

In just two minutes, you can install and configure RAPPORTIVE in either Google Chrome or Firefox (IE is, according to reports, coming soon) and be up and running.

What does it do? Great question; I’d be delighted to tell you!

You know those endless, pesky rabble of ads that shows up in the sidebar of your Gmail messages? RAPPORTIVE takes those ads … and simply replaces them. And the information that they give you in return? Fantastic. Useful. In short? Awesome.

RAPPORTIVE replaces the pop-up ads with social information about the person with whom you’re corresponding. Information is pulled from each person’s Google profile, links to Facebook, flickr profiles, Twitter accounts … you name it. All publicly available, of course, but the plugin aggregates the information and displays it on-screen when you need it the most — when you’re actually communicating with that person.

The plugin also gives you space to jot down notes about your contacts; quick reminders and stuff you need to remember. There are even plugins for the plugin, called “raplets,” which provide even more CRM functionality.

There’s a huge side benefit to installing RAPPORTIVE, too: you don’t have to look at those aggravating ads anymore. Gone will be offers for teeth as white as Winter in Siberia or ways to turn yourself into a waif in 30 days or less. You’ll actually have something you can use!

It’s still in its infancy, but RAPPORTIVE is onto something really terrific. It does have its downsides: it can be a tad slow in gathering information on a new contact, and right now, it doesn’t support Internet Explorer or Safari, but for the most part, it’s pretty great. And it’s available for the low, low price of free (you can’t beat that with a stick).


Cool Apps: Above All Else … Remember the Milk!

No matter what your business, keeping track of important tasks can be, at best, a hassle, and at worst … a superhuman feat of juggling (those guys in Vegas who toss around bowling balls, flaming orbs, and/or chainsaws have no idea what real danger is).

For those of us in the Real Estate Industry, however, everyday tasks and to-dos take on much greater significance because if we miss a deadline or forget to do even the smallest little thing, it can do irreparable harm to our clients, preventing them from fulfilling the terms of their contracts.

Will you remember to have your clients initial the changes on a counter-offer? Remember to schedule their home inspections? Follow up with lenders, appraisers, and title companies? There are a million little things involved in a real estate transaction, each of which has the potential to mean everything.

When you’ve gotta remember everything, you’ve got to Remember the Milk.

So much more than a simple to-do list, Remember the Milk takes Post-It notes, spare napkins, the corner of your whiteboard, even your forearm (you know you’ve written a note or two on there at some point … we won’t tell) and makes them things of the past.

Manage your tasks quickly and easily. You can set due dates for things with specifics (due 3/1/2010) or in natural language (due next Friday).

Get reminded anywhere (and they mean anywhere). When a deadline is approaching, RTM will send reminders to your email account, send a text message (SMS), an instant message (AIM, Gadu-Gadu, GoogleTalk, ICQ, Jabber, MSN, Skype and Yahoo! are all supported).

Schedule reminders from almost anywhere. Remember the Milk is available for a host of tools. There are apps for iPhone, BlackBerry, and Android. If you “friend” Remember the Milk on Twitter, you can send direct messages (DMs) with details of your new “to-do”. When a deadline looms, RTM will send you a message, making sure that you don’t forget. Remember the Milk also syncs with Google Calendar, so all of your lists and to-dos are kept organized.

Each of us likes to think that we can handle everything. Each of us likes to think that we don’t need reminders like this. Sometimes, though, life gets in the way. For those times, it’s important that you Remember the Milk.
